Position: Maintenance Engineer
Overall Role Description:
Be accountable for full compliance to the Company’s core values and local laws/regulations for all activities related to facilities management in the site. Ensure all building facilities and equipment are well maintained. Coordinate with other teams to ensure that deliverables to end users meet their requirements.
Responsibilities:
Ensure day-to-day activities meet the Health and Safety requirements, e.g. to issue work permits, job safety analysis, provide safety training to contractors, conduct environmental impact assessment, etc. as per corporate requirements.
Ensure all building facilities and equipment are properly maintained, such as utilities, lifts, fire safety system, HVAC system, AHU Units, lab exhaust system, air compressor, purified water, etc.; achieve >95% uptime
Develop SOPs, Preventive Maintenance Plan, etc. and monitor the implementation and compliances.
Manage maintenance contracts; oversee the outsourced technician and contractors, coordinate repair/maintenance work schedules/arrangements and monitor work/service quality.
Act as Site Contract Administrator to oversee the site’s contract administration managing process.
Work in conjunction with Business to create and introduce programs for continuous improvement on Environmental Stewardship in terms of Indoor Air Quality, Emissions from Fume Hoods, etc.
Be part of the project team of all laboratory/pilot line fit-out and re-engineering projects.
Support office renovation projects and laboratory instrument/equipment installation projects.
Work in collaboration with other teams to ensure that all work orders are completed on time.
To own, manage and administer expense budget and capital project budget.
Liaise with local authorities such as EMSD and external technical resources when needed.
Handle other ad hoc tasks as assigned.
Qualification:
Degree in Building Services / Electrical / Mechanical Engineering or related disciplines
5--10 years of relevant experience preferably in lab or manufacturing operation, with min 3-5 years’ experience in HVAC and/or lab facilities maintenance
Exposure to preventive maintenance planner, schedule and execution
Registered Electrical Worker Grade A or above
Registered Safety Officer an advantage
Well versed with related laws and regulations
In-depth knowledge of HVAC equipment, e.g. Chillers above 200 tones, Split AC, VRF units etc.
Able to lead and manage projects
Strong communication and interpersonal skills
Proficient in Cantonese, English (conversational Mandarin)
